If you find a home you like, the seller will pay my fees. It doesn't cost you one penny.
If you don't find a home you like, there is absolutely no cost or obligation for the service. I have hundreds of beautiful homes in my computer databases from which you may choose, in all the above areas. Sometimes I also know of houses for sale before they actually come on the market.
The best part of this is there's no high pressure sales. Because I will email, fax or mail you this information along with the location of every home so you can drive by a home which might be of interest to you. When you find one you would like to see inside, call me and I'll set it up for us to view the home.
With the Multiple Listing Service, there are thousands of homes from which you can choose. Most buyers only see a few homes which the Realtor® has selected.
I don't do that. I'll give you a computer printout of every home for sale meeting your specifications. You'll examine all of the listings, then select the ones you wish to drive by. Once you check out the exterior of the homes, and the neighborhoods, you will make the decision about the ones you like.
I will not decide which homes you should know about. I'll email, fax or mail you everything my computer search comes up with. You can make sure that they're as nice as they sound. And then, you tell me which ones you want to see.
In other words, I will not make any decisions for you about what homes I think you should look at or buy. I'll give you the information, then await your instructions.
I'll bring to your disposal all the resources of the Multiple Listing Service. I'll show you how my computers work, and how they search for houses. I'll show you our computer maps, and you will select the areas and neighborhoods for which I program the computers to search.
You will select the exact kind of house you want me to search for. These searches will find and print out every home listed by every real estate company in the areas you select. Then I'll show you any houses you want to see. You'll know that you have been informed about every home on the market in your price range and location. This way, you will know that you're seeing everything on the market.
I'll enter specifics you want as far as price range, area, school systems, architectural design and views.
Do you want a rambler style home or a 2-story? How many bedrooms would you like - 2, 3, 4? I can search from 2 bedrooms to 4 bedrooms. One bath, 2 baths? More than 2 baths? Fireplace? Family room? Garage size, acreage? If you'd like a daylight basement, I can search only for those homes.

If you want to build, I can help you with finding the best site and builder. I work with several excellent builders; builders who are small companies. For the most part, my builders build only four or five custom homes a year. Because they don't have big office overhead, they can build a much better home for much less money than those builders who spend lots of money advertising. My builders are able to pass along huge savings to you.
Even better: Because my builders are usually a smaller company, the boss is often right out there on the building site with his crew, swinging a hammer. It's widely known in the building business that if the boss is on the site, the quality is better. So you're getting a better quality house, because the boss is almost always on the job.
